Documents You Will Typically Need
- PAN card and Aadhaar (or passport for NRIs).
- Address proof and passport-size photographs.
- Income documents if applying for a home loan.
- For NRIs: NRE/NRO account details and, where relevant, a power of attorney.
Under RERA, a developer cannot take more than 10% of the apartment cost as an advance before the agreement for sale is registered. Read more on the booking amount and how to book pages.
Cancellation and Refund Terms
Before paying any booking amount, read the cancellation clause. Under RERA rules and the model agreement, deductions on cancellation by the buyer are limited, and buyers are entitled to refunds with interest if the developer defaults.
