Spacious Flats in Mysore

Real space, not just big numbers

Families moving from independent houses want room to breathe. Here is how to judge real space, and what Prestige Mysore's larger homes offer.

How to Judge If a Flat Is Truly Spacious

A big super built-up number does not always mean a big home. The real test is usable carpet area, room proportions and how much of the plan is lost to corridors and awkward corners.

  • Compare carpet area, which RERA requires developers to disclose.
  • Check the living room width — ideally wide enough for a full sofa set and dining table.
  • Look at ceiling height, which makes rooms feel larger.
  • Count usable balconies, not decorative ledges.
  • Ask about storage — utility, loft and wardrobe niches.

Larger Homes at Prestige Mysore

Prestige Mysore is expected to offer 3 BHK (~1,500–1,900 sq ft) and 4 BHK (~2,300–2,800 sq ft) homes (indicative super built-up ranges). In a community of only around 300 apartments, larger homes also mean more open space per family.

Compare these with the villa option: a 4 BHK apartment can give similar indoor space at a lower ticket size and with far less maintenance.

Loading Factor Explained

The loading factor is the percentage added to carpet area to arrive at super built-up area. It covers walls, balconies, lobbies, staircases, lifts and a share of the clubhouse. A higher loading means less usable space for the same quoted area.

For example, a home quoted at 1,800 sq ft super built-up with 30% loading has roughly 1,385 sq ft of carpet-plus-wall area. Always compare projects on carpet area to see which offers genuinely more space.

Frequently Asked Questions

Yes. Larger 3 and 4 BHK apartments are expected, with indicative sizes of about 1,500 to 2,800 sq ft super built-up.

Most families of four find a 3 BHK of 1,500 sq ft or more super built-up comfortable, with a carpet area that allows full-size bedrooms.

A 4 BHK apartment usually costs less than a villa of similar space and is easier to maintain, while a villa gives private outdoor space.
